Gulf Coast Commercial Group plans renovations at Baybrook Passage Shopping Center in Webster. The Houston-based company purchased the 189,334-square-foot center at 19425 Gulf Freeway from Passage Realty.
Gulf Coast Commercial GroupMarcel Boulevard, a shopping, dining and office development with an emphasis on the outdoors in Conroe’s Grand Central Park community, announced a new round of tenants. The center, on Interstate 45 and Grand Central Parkway, is a project of Marcel, a commercial real estate development and property management company based in The Woodlands. The new tenants consist of Mezze#1 Mediterranean Eatery & Bar, Camila’s Mexican Restaurant, F45 Training fitness and Malibu Nails & Spa. Previously announced tenants include Voodoo Grille, Perfect Round sports bar, Strategic Mind Games, Apex Executive Suites and Edward Jones. Several tenants are expected to open in the spring, with others to follow this year. Marcel Boulevard consists of 68,160 square feet of restaurant and retail space, 32,400 square feet of executive office space, and ground-level special event and entertainment areas. Grand Central Park is a master-planned community of Johnson Development Corp.
Houston-based Gulf Coast Commercial Group purchased Baybrook Passage Shopping Center, a 189,334-square-foot center on 20.5 acres at 19425 Gulf Freeway in Webster. The seller, Passage Realty, was represented by CBRE. Gulf Coast Commercial Group’s Danny Miller will oversee leasing of the center, which is nearly 80 percent occupied with tenants including Best Buy, Staples, Memorial Hermann Urgent Care, DXL Casual Male, Mia’s Table, Torchy’s Tacos, Pei Wei Asian Kitchen and The Joint. The new owner plans to modernize and bring first to market tenants to the center, which was developed in 2003 across from Baybrook Mall.
Yardbird Furniture , a retailer of outdoor furniture made of recycled material, leased 4,722 square feet at 2433 University Blvd in Rice Village for its first Texas store. Matthew Reed with Shop Cos. represented Yardbird. Ryan Neyland of Davis Commercial represented the landlord, Toomey-Guseman Family.
Van Leeuwen Ice Cream opened its third Houston location at Montrose Collective, 888 Westheimer. Other shops are in Rice Village at 2565 Amherst and Uptown Park. New York-based Van Leeuwen partnered with Christine Ha, chef/owner of Xin Chao and the Blind Goat, on a new flavor called “Bananas for Cheese” for the opening.
Telegram Co., a new venture of Houston’s Chef Monica Pope and Henderson & Kane General Store’s Chef John Avila and Veronica Hernandez, signed a lease in Houston-based Crossbell Ventures’ boutique development at 2601 and 2611 Baylor St. in the Sunset Heights neighborhood. Crossbell Ventures enlisted Philip Ewald Architecture and Corinthian Contracting to lead the redevelopment of the 1930s era building. Moss Landscaping completed the landscape design and installation. Daniel Feigelson and Dan Zimmerman of Newform Real Estate represented the landlord. The collaboration will feature an all-day cafe/bakery, coffee, beer and wine and bespoke groceries.
BCRN Aesthetics, a medical spa and skincare clinic, leased 2,997 square feet at 920 Westcott. Kim Bernick of Transwestern represented the landlord, Greystar and Clarion Partners. Craig Appleby with Re/Max represented the tenant.
Russo’s New York Pizzeria & Italian Kitchen is now open at Lakeland Village Center in the Bridgeland community at 10615 Fry Road. Since Chef Anthony Russo opened his first pizzeria in Galveston in 1985, the chain has grown to more than 50 locations in the U.S. Marissa Moreau, manager of leasing for The Howard Hughes Corp., represented the landlord.
Sheffield & Sheffield Liquidation leased 40,000 square feet in Crosby Crossing, at 14039 F.M. 2100 in Crosby. Lauren Shepperd represented the landlord, Williamsburg Enterprises.
Rosati’s Pizza leased 1,951 square feet in Riverstone Place, a development of Wulfe & Co. at 18802 University Blvd in Sugar Land. Bruce Frankel of Frankel Development Group represented the tenant. Kristen Barker of Wulfe & Co. represented the landlord.
